This home, featuring a classical New Mexico flat roof look, had an outdated rolled roofing system that needed repair. We decided the best solution was a new TPO roofing system and gave this house a fresh look with a durable new roof.
The Problem
This home originally had an outdated roofing system that was beginning to show its age. Noticing issues, the homeowner called us to find a viable solution. The existing roof had been built atop two other layers, adding unnecessary weight to the system. There was no way of telling the condition of the deck beneath. And the existing cap sheet system had deteriorated. We decided that the most effective fix was a new TPO roofing system that would last this home years. The unusual shape of the roof made it a challenging project.
Our Solution
When we decided with the customer to do a re-roof, there were some questions about how much work was necessary. After tearing off the existing three layers, we were able to see the old deck and check its condition. This roof’s deck was comprised of wooden planks instead of the more modern OSB plywood that is commonly used for roofing decks now. Because the deck was still in good condition, we could insulate and install the TPO without replacing much of the deck. We mechanically attached the insulation and added crickets as needed to prevent pooling. We then installed and welded the TPO to seal off the system and complete the roof.
Materials
The base layer of this roofing system is Insulfoam insulation fanfold, a lightweight and effective way to maintain internal temperature. We used MuleHide Standard TPO in tan to reduct the contrast between the roof and the home’s stucco, creating a sleek, contemporary look with extreme durability.
